Will you work with my budget?
Absolutely. We always do our best to be thoughtful with our client's budget. During the planning process, we can talk through your priorities, where it may make sense to save, and where it is worth investing.
Because renovation costs depend on the scope of work, existing conditions, material selections, and subcontractor pricing, we cannot always make a project fit a specific number without adjusting the scope. If your budget and desired scope are not aligned, we will be honest with you and help identify options that may be a better fit.
What payment methods do you accept?
We accept payment by bank transfer, check, and credit card. Bank transfer is our preferred method, and credit card payments are available with a 3% processing fee added to the transaction.
How do you handle subcontractors?
For certain parts of a project, we bring in trusted subcontractors who specialize in specific trades, such as electrical, plumbing, HVAC, flooring, tile, or other project-specific work. Which trades are subcontracted depends on the scope of the project, permitting requirements. The subcontractors we work with are insured, and we keep their current insurance information on file. Some trades also require specific licensing, and when that applies, we use properly licensed professionals.
We have long-standing relationships with most of the subcontractors we use. Many of them have worked with us for years, which makes a big difference in how smoothly a project runs. They understand our expectations, how we communicate, and how we like our job sites managed.
Because we are responsible for the project as the General Contractor, we use our own vetted subcontractors rather than client-supplied trades. This helps us keep the project organized, properly insured, and consistent from start to finish. We’re always happy to collaborate with your designer or talk through selections, but the trade work itself stays with the team we know and trust.
